For us, adding the best value in the London market isn’t necessarily about hunting down below-market-value deals — it’s about adding real value through extra square footage and modern design, and seeing the potential in distressed properties that other buyers walk past.
Every project follows one of two strategies:
FLIPS
We buy, renovate and sell at an increased value — turning distressed properties into homes other buyers compete for.
BRRRS
Buy, Refurbish, Refinance, Rent — we hold the property as a long-term rental instead of selling, building equity and income over time.
Flip Projects
Colliers Wood
A first-floor probate flat in Colliers Wood, bought in poor condition with plenty of scope to add value. We secured two planning permissions — for a loft conversion and a rear external staircase into the garden — which allowed the layout to be reconfigured from 2 bed, 1 bathroom into 4 bed, 3 bathroom (2 en-suite), including a fully squared-off kitchen diner at the rear that wasn’t compromised by an internal staircase down to the garden. This delivered a 20% return on capital employed.








Isleworth
Not for the faint-hearted — half of this hoarder’s house was inaccessible to view before offering, which led to a few surprises once work got under way. It was an ambitious, high-risk project: we reconfigured the layout on every floor to maximise its potential, transforming the semi-detached property into a 4 bedroom, 3 bathroom home with a utility room and a spectacular kitchen diner. It sold on the first day of viewings, breaking the street’s price ceiling. Sold July 2025. This delivered a 24% return on capital employed.








BRRR Projects
Surbiton
A neglected top-floor flat in a period property, with planning already in place to convert the loft space. We reconfigured the original layout to create a 3 double bedroom, 3 bathroom duplex with a sociable kitchen-living space overlooking the square. As a BRRR project, extra care was taken to maximise the EPC rating, which achieved a B — no small feat for a Victorian property in a conservation area. A tenant was found after just one day of viewings. The refinance — completed at 75% loan-to-value — delivered a 94% uplift in value, with just 2% of the original cash left in the deal and an 81% return on capital employed.






St Margarets
A rare, special flat with high ceilings, large sash windows, intricate coving and original fireplaces. The generous room sizes lent themselves to a simple 1-to-2-bed conversion, moving the kitchen into the front room to create a kitchen-living room. Fully refurbished with a new heating system, retaining as many of the original features as possible for the tenants to enjoy. Three offers at full asking were received on the first day of viewings. The refinance — completed at 75% loan-to-value — delivered a 48% uplift in value, with only around 7% of the original cash left in the deal and an 8.3% return on capital employed.
